If you read only one number from the July 2026 report, you may walk away with entirely the wrong impression of the Estes Park market. The median sale price for single family homes fell 20.7% year over year. That figure is accurate, and on its own it is close to meaningless.
Down the valley, Larimer County sold 19.4% more homes than it did last July while the median price moved less than one percent. That pairing is unusual, and it is a genuinely good sign.

New single family listings came in at 29, up from 28 last July, a 3.6% increase. Fresh inventory is holding steady rather than flooding in. Closed sales edged up to 18 from 17 a year ago, a 5.9% gain. Homes going under contract came in at 14, down slightly from 15 last July.
The Median Price Headline
Now for the number everyone is going to ask about. The median sale price landed at $737,500, down 20.7% from $930,000 in July 2025.
That is a large swing, and it is not a crash. Two things explain it.
First, sample size. Eighteen closed sales is a small pool, and in a month with that few transactions the median tells you what sold, not what homes are worth. A handful of larger, higher end properties closing in one month followed by a run of more moderately priced homes the next will move the median dramatically without any underlying change in value. That is exactly what happened here. Last July skewed larger and higher end. This July, more moderately priced homes changed hands.
Second, price per square foot went up. The average price per square foot rose 1.9%, from $423 to $431. If values were genuinely falling by a fifth, that number would be falling too. It is not. What sold in July was different, not cheaper.

Sellers accepted an average of 93.7% of their original list price, down from 96.9% a year ago. That is the real negotiating room, and it is the most buyer friendly reading we have seen in some time. It is also a far better guide to current conditions than the median.
Days on market came in at 69, up slightly from 66. Months of supply tightened to 6.8 from 7.4, an 8.1% decline.

Prices Held Nearly Flat
And yet the median sale price barely moved. It came in at $600,000, up just 0.8% from $595,000 last year. Days on market held perfectly flat at 70. Months of supply eased to 3.9 from 4.9. Sellers accepted 97.6% of original list price on average, essentially unchanged from a year ago.
That combination is unusual and healthy. A significant jump in sales volume paired with flat prices means buyers are active but disciplined. They are transacting, not bidding against one another.
